REPOSITIONING

  • Working in a fully leased building. We worked with the owner of 1740 Broadway to reposition the building’s common areas to include a new restaurant, lobby, and gymnasium.
  • Improving energy efficiency. We performed an ASHRAE Level 2 energy audit to determine how the building could improve their Energy Star score and be compliant with Local Law 97.
  • We developed an energy model of the building which allowed us to assess the impact of the energy conservation measures (ECMs) on the building’s performance. We developed cost estimates, life cycle costs and return on investments (ROIs) including substantial incentives from Con Edison.
  • We provided a design for the replacement of the two existing steam absorption chillers with two electrical centrifugal chillers and designed electric service upgrades and new bus duct risers.
