A due diligence study to help a client decide whether or not to renovate the building

Our engineering often helps our clients make business decisions. For this project, our client was considering undertaking major renovations and adding two floors to the building, but first the client wanted to understand if the existing systems could support the new program for the building.

We conducted a thorough building survey and prepared a report evaluating the existing MEP/FP systems. In the report we included recommendations for the upgrade, remediation, or replacement of the existing systems.

WB also prepared existing conditions drawings of the MEP/FP base building infrastructure.  The drawings included sizes and capacities of the incoming mains, main distribution boards, boilers, plumbing main sizes, etc. Our risers and plans that show the locations of the electrical distribution panels, sprinkler valve rigs and any other take-offs to the tenant spaces.

WB presented the owner with schematic design drawings for the various renovation and addition schemes that were being considered.
