Liberty Mutual Reality Capture-Led HVAC Replacement

ABOUT THE PROJECT

Liberty Mutual partnered with our team to address ongoing maintenance challenges tied to an aging hydronic cooling system. Their goal was to replace the system with a simpler, more reliable HVAC solution that would reduce long-term maintenance demands. A critical factor in moving forward was gaining a clear understanding of dense existing conditions within the building’s penthouse mechanical space. To support confident decision-making, we integrated reality capture into the design process to create an accurate digital record of the space before design began.

OUR SOLUTION

As part of this project, we:

• Captured existing conditions using Leica 3D Scanning to document the penthouse mechanical environment.
• Developed a coordinated Revit model from scan data, enabling accurate design without repeated site visits or invasive field verification.
• Prepared a mechanical assessment and narrative to determine which systems should be removed or replaced based on long-term operational simplicity.
• Designed a full HVAC system replacement, transitioning from a centralized hydronic system to two new 150-ton DX rooftop units with built-in redundancy.
• Supported construction administration, ensuring the design intent translated accurately in the field.
• Provided commissioning and retro-commissioning services to validate performance of new and existing equipment as systems were brought online.

THE IMPACT

By using reality capture as the foundation for design, we helped Liberty Mutual implement an HVAC system that minimizes points of failure, shortens response time for facilities staff, and reduces the need for ongoing troubleshooting.
