ABOUT THE PROJECT

We partnered with Tobin Scientific to design a new 42,000 sq. ft. facility in Wilmington, Massachusetts. The project required coordination across multiple trades to deliver reliable, temperature-controlled storage and cold-chain infrastructure for sensitive pharmaceutical materials. Because the facility was a first-generation space under active construction, real-time verification of existing conditions was essential to project success.

OUR SOLUTION

As part of the project, we met Tobin Scientific’s specialized needs by:

• Capturing comprehensive site data using Matterport to document existing and in-progress conditions.
• Creating an accurate digital record that revealed deviations between design drawings and field construction.
• Designing and coordinating mechanical, electrical, plumbing, and fire protection systems to support controlled warehouse operations.
• Integrating a modular cold room and stability chamber, each approximately 1,000 sq. ft., with full utility connections.
• Implementing destratification fan systems to maintain consistent temperature and humidity throughout the high-bay warehouse.
• Developing generator-backed resilience strategies to safeguard critical equipment and ensure continuous operations.

THE IMPACT

Our use of reality capture technology improved design accuracy and field coordination, creating a reliable environment. This space enables Tobin Scientific to maintain compliance and protect temperature-sensitive inventory.
