ABOUT THE PROJECT
Verizon partnered with our commissioning and design teams to upgrade Building Management Systems (BMS) across multiple New York facilities as part of a citywide compliance initiative under Local Law 87. Rather than simply validating new controls, we included retro-commissioning of the mechanical system in our scope of work – identifying deficiencies and recalibrating equipment to restore facilities to baseline performance.
OUR SOLUTION
We provided both design and commissioning support for Verizon’s BMS upgrade program. Our scope included:
- Designing and commissioning new BMS infrastructure, incorporating modern automation and monitoring capabilities.
- Performing functional testing of all connected systems, including air handling units, CRAC units, fans, heaters, VAVs, pumps, chillers, and cooling towers, to verify performance and reliability.
- Conducting retro-commissioning procedures to identify hidden deficiencies such as sensor drift, reversed dampers, and failed actuators.
- Providing detailed maintenance logs and remediation recommendations to help Verizon prioritize upgrades and plan future capital improvements.
- Coordinating with WB’s design team and controls contractors to align sequence of operations and confirm the BMS accurately reflects real system behavior.
THE IMPACT
Through comprehensive testing and retro-commissioning, we helped Verizon meet Local Law 87 compliance requirements and uncovered critical operational deficiencies that would have otherwise gone undetected to restore system performance and improve long-term reliability.
