ABOUT THE PROJECT

For DH Property Holdings, the primary goal at 640 Columbia Street was to create a flexible, Class A industrial warehouse that could attract multiple tenants and adapt to evolving operational needs. Located in Brooklyn, New York, the three-story facility also needed to maximize rentable area while maintaining heavy vehicle access, on-site parking, and advanced loading operations. Our team provided MEP/FP engineering and commissioning services that supported these priorities.

OUR SOLUTION

We designed new building systems to support the developer’s long-term vision for a high-performance distribution facility. Our team delivered the following solutions:

  • Created a base building framework that allows for multiple fit-out options and tenant configurations without major redesigns.
  • Provided new incoming services for water, gas, and electricity, as well as fire pumps and emergency generators.
  • Designed core mechanical and electrical systems with capacity for future warehouse cooling, refrigeration, and EV charging infrastructure.
  • Commissioned all mechanical systems to ensure safety, reliability, and code compliance.
  • Supported the installation of automated spiral conveyor systems connecting all three warehouse levels.
  • Strategically located smoke purge and HVAC equipment to maintain maximum clear heights and usable warehouse space.

THE IMPACT

Our flexible design allowed the developer to bring the building to market quickly and now enables tailored fit-outs that meet specific tenant operational and infrastructure needs.
