ABOUT THE PROJECT
A confidential private equity firm engaged our team to support the renovation of its new headquarters within a prominent high-rise tower in Boston. The project consolidated 11 non-consecutive floors into a cohesive, high-end workplace designed to reflect the firm’s brand and support client-facing functions. The client’s priorities included delivering a premium employee and client experience while accommodating long-term growth and coordinating complex infrastructure upgrades across multiple floors.
OUR SOLUTION
We provided MEP/FP/FA engineering, along with IT and security system design, supporting the project from initial design through construction. Our scope included:
- Designing new mechanical systems across all floors, including air distribution, fan-powered VAVs, and supplemental cooling for IT-intensive spaces.
- Designing kitchen grease exhaust, make-up air, and plumbing systems to support a commercial kitchen capable of serving employees across 11 floors. This required coordination to integrate the kitchen and cafeteria on the 35th floor of a 36-story building with a 37th-floor penthouse above.
- Upgrading and coordinating electrical infrastructure, including new tenant electrical rooms on each floor and new bus taps, with large-scale distribution to support workplace loads and commercial kitchen demands.
- Designing fire protection and fire alarm systems across all renovated floors, ensuring compliance with code requirements while aligning with architectural aesthetics.
- Designing IT infrastructure to support business operations, including full-tower cabling from the building demarcation point to the MDF, and from the MDF to IDF rooms on each floor.
- Integrating physical security systems, including access control and intercoms, to support controlled circulation and meet client security requirements.
- Designing building systems to meet LEED Silver standards, including IECC-driven controls and coordinated lighting strategies.
