1800 Columbia Road
This project consisted of ground up construction of a five-story mixed use development made of approximately 62,000 sq. ft. of condominium units, 6,500 sq. ft. of penthouse space, 6,600 sq. ft. of ground floor retail space and a 16,000 sq. ft. parking garage. Residential unit types include closely stacked units on floors 2-5, duplex units and penthouse rooms.
Our basis of design was determined by an early schematic design effort that included the review of system options with the owner and design team.
1923 9th Street
We are currently designing the MEP engineering systems for a new five story residential building in the Shaw neighborhood.
This new project will consisting of ground floor retail space and four stories of residential units above including penthouse apartment with a rooftop terrace. Each of the seven units will include two bedrooms and two bathrooms.
The building is situated in an ideal location on the corner of 9th and U Street.
225 North Calvert Street
Our team provided the early due diligence support and MEP design for the adaptive reuse project at 225 N Calvert Street. This new residential development involves the conversion of an existing 17 story office space into 329 apartment units.
Each unit will be served by stand-alone heat pumps, electrical appliances, and hot water heaters. We analyzed various system options and helped to establish the final design criteria during the due diligence process. We assessed that the overall facility would require upgrades to all electrical and plumbing distribution throughout the new complex.
Key features of the new residential building that we took in to consideration in our study included a five story parking garage, retail space, a business center and conference area, club room, fitness center and a pet care center.
2850 W 7th Street
Los Angeles, CA
We provided the design of six-story, 166 unit residential building in the up-and-coming Koreatown neighborhood. The project included ground and basement level parking with a total of 237 spaces and 10 electric car charging stations, 7,000 sq. ft. of commercial shell space, a fitness center, cafe , pool and sun deck.
Each unit is designed with dedicated AHUs tied to an air source central heat recovery VRF system, with condensing units located on the roof of the new build.
3400 Boston Street
We designed the new ground up construction of the mixed use residential apartment complex building located in the quickly developing area of Canton, near the Baltimore Harbor. This multistory building includes 250 residential apartment units, with 12 unique unit types ranging from stacked studios, junior one bedrooms, one bedrooms and two bedrooms.
The urban amenity space are an important highlight of this project that include a pool on the third floor, event/entertainment room and fitness center. We also provided MEP services for a three story above grade parking garage.
Our team is working with Monument Realty to provide MEP services for a new residential development and commercial office building at the Capital Riverfront. The thirteen-story, 171 unit luxury residential tower is being designed as a Class A, LEED Gold facility and will also include a three level parking garage for tenants.
The project will be a mix of one, two, and three bedroom condominiums as well as multi-level townhouses. The residential building will be constructed concurrently with the ten-story penthouse commercial office building which will have showcase features that include a broadcast theater, studio and conference center.
The commercial building will be home to the new National Association of Broadcasters headquarters, a project for which we are also designing the MEP systems.
For the development of this new five-story mixed-use residential building in the growing Petworth area, our team is designing the MEP/FP systems. Designed to be constructed as a LEED certified building, the new apartments will consist of 21 units with an additional penthouse level. The 6,000 sq. ft. ground floor retail space has been designed as a warm lit shell.
The Shaw – Wiltberger Condos
With plans to combine the existing four properties fronting Ellington Plaza in the booming Shaw area of DC, Monument Realty turned to us to provide the MEP/FP engineering design.
Located adjacent to the Howard Theatre on Wiltberger and T Street in Northwest, the mixed-use space consists of 62 residential units with retail space on the first floor. The five levels of residential units will be topped off with penthouse apartments on the top floor. We also provided designed the facility’s multilevel underground parking garage.
The Town Homes of Beverly
We worked with The Townhomes of Beverly on the design of a new amenity space for their tenants. We designed the MEP/FP systems for their clubhouse, which includes a conference area, fitness space and clubroom with lounge and bar. Also, included are three seasonal patios and pool.
Our design included a new propane gas system, high efficiency VRF system paired with DOAS, new LED efficient lighting, including exterior lighting and an in-slab plumbing design that required a high amount of coordination.
Our team is currently working on the design of a new nine story residential building. The building will include a total of 45 apartments, main lobby, amenity spaces, and partial and full exterior parking garage.
We are designing all new services for the project, including gas, hot water, domestic water, fire water service with double check valve assembly, storm/sewer connection, HVAC and electrical service. We are also designing new life safety systems including fire alarm and sprinklers as well as emergency lighting. We are also providing a performance specification and plan design for the FDNY in-building Auxiliary Radio Communication system.
Energy efficiency is important to our client and to New York City. Our design is following the standards of Enterprise Green Communities, a certification available to affordable housing projects. After a system operational review and approval by the owner, we designed condensing boilers for the hot water system for ultra-efficiency.
