Orbis Technologies

Helping a landlord keep a valued tenant

There was a lot riding on this project: when we were brought in, Orbis Technologies had made up their mind to relocate from their offices in Annapolis. Our first goal was to help change their mind.

Our team met with the Orbis team to understand the areas where they felt their office space was not meeting their current needs. Working closely with the architect, our team revised the design and space plan to include the SCIF space that they required and maximized the use of space.

One thing that we were able to do well on this project was to balance the interests of the Landlord (who was our client) and the needs of Orbis, the tenant. The end result was that Orbis got what they needed without having to move, and Liberty was able to keep a valued tenant.

Orbis was in fact so pleased with their new space that shortly after signing the lease for the existing space, they also signed a lease for the vacant adjacent suite to accommodate future expansion.

Prepared electrical lighting drawings for fixture circuiting, specification and switching. Prepared power drawings with circuiting, panels, transformers, exit signs and emergency lighting.

Fire Alarm (Interiors)

Prepared drawings showing selections and locations for ADA compliant audible and visual fire alarm devices.

Fire Protection (Interiors)

Prepared drawings showing distribution piping and locations of sprinkler heads, preaction and/or FM 200 systems.

Designed HVAC systems including transfer fans, environmental requirements, controls and management systems.

Designed plumbing fixture locations and rough-in requirements.
