Chillers, AHUs and Special Inspections

WB has worked with Brookfield Properties for many years at One New York Plaza. We’ve enjoyed working a great variety of projects at the building, ranging from developing the base building and LEED standards, to replacing the chiller plant, from the design of common corridors and white-box spaces to the design of sprinkler loops, and to special inspections.

One of the most challenging and interesting project, from an engineering perspective, was the replacement of a 6,000-ton chiller plant. The existing chiller failed because of a turbine explosion, and our job was to get a replacement designed and operational as quickly as possible. Our solution was to design a 5,000-ton chilled water plant using electric water-cooled centrifugal chillers and well as two 2,000-ton and one 1,000-ton machines. We worked closely with different vendors to provide customized chillers because of space constraints. Our work included the design of a state-of-the-art Building Management System that allows the entire plant to be operated at maximum efficiency.  It was an intense project in terms of engineering and time pressures, but we got it done – giving Brookfield something better than what they had before the explosion.

Another interesting project was the replacement of the building’s base building air handling units. Because the building is close to the Hudson River, many of the building systems have been affected by the corrosive sea air. One of the systems particularly affected was the air handling units(AHUs). WB’s commissioning team surveyed and tested the motorized dampers on the AHUs to determine which ones should be repaired or needed to be replaced along with the actuators. Out of a total of 500 dampers, we recommended approximately 40% be replaced with new. Changing the dampers solved the operational problems.In addition to providing MEP design for common building areas and white box spaces, we have completed various sprinkler Special Inspections projects. We have witnessed the hydrostatic testing of the sprinkler pipework and conducted a field inspection to ensure that the installation of the sprinkler system complies with the NYC Building Department approved drawings.

Electrical (Infrastructure)

Designed of all or some of the following systems: incoming electrical service including switch, switchboards and main distribution, electrical riser, infrastructure for emergency generator, lighting and power drawings, exit signs and emergency lighting.

LEED

Designed MEP systems in compliance with the LEED certification requirements. Performed calculations and provided submittals, drawings and narratives for all MEP pre-requisites and credits, as required by the USGBC.

Mechanical (Infrastructure)

Designed of all or some of the following: mechanical systems: HVAC system, chiller plant, air handling units, exhaust, boiler, steam risers, control valves and steam traps, life safety generator and BMS.

Plumbing (Infrastructure)

Designed of all or some of the following systems: domestic water mains, sanitary and domestic water risers, duplex pump set, house trap, and gas service.

Special Inspections

We are accredited by the International Accreditation Service and approved by the New York City Department of Buildings to perform Special Inspections. Our DOB Special Inspections License number is 000533 and our International Accreditation Service’s accreditation number is SIA-140-NY.
