Atria, Glen Cove

Improving comfort for some very important residents

There are some projects that we love because we get to solve a problem that improves the personal comfort of our client. This was one of those projects. At Atria’s Glen Cove location, we were hired to help renovate the existing building, with the goal of improving comfort for the residents.

Initially, we conducted a due diligence study of the existing MEP/FP systems to understand exactly how things were working. Based on an understanding of the current conditions, we were able to redesign the systems to operate more efficiently and effectively. 

Our design included: new return air grilles in the reception area to improve air circulation; a new split DX air conditioning unit that could separately serve the laundry room and food storage area; and a new gas-fired 240kW life safety generator for the building. The location of the generator was carefully selected high above the existing roof level in order to avoid entrainment of exhaust gases into the facility or adjacent buildings. 

Our plumbing design included replacing two water heaters as well as the existing residence hot water storage tank with a new factory lined and insulated storage tank.

Due Diligence Study

Surveyed buildings and spaces to understand existing MEP/FP/IT systems.

Prepared electrical lighting drawings for fixture circuiting, specification and switching. Prepared power drawings with circuiting, panels, transformers, exit signs and emergency lighting.

Fire Protection (Interiors)

Prepared drawings showing distribution piping and locations of sprinkler heads, preaction and/or FM 200 systems.

Designed HVAC systems including transfer fans, environmental requirements, controls and management systems.
