Keeping the base building systems running smoothly for over seven years

One reason that we love being a base building engineer is because of the variety of projects that we get to work on with clients. We’ve worked with Jones Lang LaSalle for over seven years on projects at 1285 which include energy studies, arc flash studies, electrical shutdowns, replacement of a building generator and switchboards, drawing reviews, and general MEP systems consulting.

One of our favorite projects at 1285 was a comprehensive energy study of the mechanical and electrical base building systems. This analysis included a survey of all occupied base building areas, including mechanical equipment rooms (MER), common corridors, and elevator lobbies. We assessed the equipment in the areas and then determined how much energy they used per year. Our team then put their heads together to come up with recommendations for reducing energy usage (and the building’s utility bills) and improving efficiency.

Another project that was a great engineering project is the yearly electrical shut-down at the building.Each year our senior electrical team members spend a weekend working with the building management and numerous contractors to very carefully shut down the electrical systems. We witness the systems testing and then supervise as the systems are very carefully brought back on line.

We’ve also: completed a short circuit analysis of the building to make sure that the electrical equipment is sufficient to meet building demands; run an over current coordination test to make sure that the settings for the protective devices on the electrical power systems were right; and performed an arc flash study for safety.

In addition to these bigger projects, what we do on a daily basis for JLL’s building staff is serve as a technical resource. We review drawings to make sure that when projects are done in the building, they are done according to the building’s standards. Or when JLL is thinking about making a change to their base building systems, they call us to get a professional opinion and we are always happy to offer one.

Electrical (Infrastructure)

Designed of all or some of the following systems: incoming electrical service including switch, switchboards and main distribution, electrical riser, infrastructure for emergency generator, lighting and power drawings, exit signs and emergency lighting.

Energy

Determine how to reduce energy consumption of MEP/FP systems and save money.

Fire Protection (Infrastructure)

Designed of all or some of the following systems: roof mounted storage tank, sprinkler and drain risers with new rigs and tamper switches, and fire booster pump.

Mechanical (Infrastructure)

Designed of all or some of the following: mechanical systems: HVAC system, chiller plant, air handling units, exhaust, boiler, steam risers, control valves and steam traps, life safety generator and BMS.

Plumbing (Infrastructure)

Designed of all or some of the following systems: domestic water mains, sanitary and domestic water risers, duplex pump set, house trap, and gas service.

Power System Studies (Arc Flash)

Conducted a detailed analysis of the overall electrical infrastructure in the building including the short circuit rating failures and coordination errors. Also verified that the infrastructure operates safely and reliably.
